What is included in our selling fees?

Everything is incorporated in all our Selling Packages; including accompanied viewings, recorded and live virtual tours. Numerous clients depend on our Local Property Agents to oversee viewings because of their experience of managing buyers and information of the neighbourhood property market. How do I arrange a FREE valuation visit?

You can arrange a FREE valuation visit directly with one of our Local Property Agents within a few seconds, direct on our website. Simply click here and follow the on-screen instructions. You can also get a FREE Instant Valuation using our online service click here.

How do I register my property without booking a valuation?

Registering with Homelink only take a few minutes. Click here to start the process. You will be asked to enter some basic information about yourself (including your title, name, address, e-mail address and contact numbers) and also if you are looking to sell, let, buy or rent a property. You can then set-up a password and you are ready to start! Just to confirm there is no charge at all to register and we will never spam you.

Who will value my home and set the sale price?

Yes, we always complete a home visit for all of the properties that we sell and offer an honest valuation report as part of this service using all of the same data that a high street agent would consult as a part of our service. Our valuations consist of analysis of Land Registry data, local house price movements, recent sales and archived (failed) sales. We take all of this into account as well as square footage, layout, work undertaken, condition, build type and plot size.  We’ll work with you to find a sale price that you are happy with.

Selling my home

How do you differ from other Online and High Street Agents?

The main difference is our dramatically cheaper rates which, as opposed to High Street agents charging anything from 0.75% to 4% of your property’s sale figure; we enable you to sell a property for a fixed fee of £795. Many Online Estate Agents may not provide professional photos or floorplans, and most charge extra for accompanied viewings as well as other additional costs hidden in the small print. Are there any additional costs?

None whatsoever, you will find no add-ons or hidden charges with Homelink.

While the second lien terms are not as attractive as first lien rates, the second mortgage is still home mortgage interest and thus deductible as such on your federal tax return where PMI is insurance and offers no deduction.

How long does it take to list and start selling my home online?

Homelink look to get your property listed on our website and all the major property portals within 72 hours of you registering with us, depending on your availability. We’ll call you within 24 hours of you registering to arrange for one of our agents to come and view your property. We’ll then list within 24 hours after our visit. You can also specify the date you require your property listing to start.

To make sure your property has exposure to a huge and the largest property audience; we will market your property on the biggest UK property portals, including Rightmove, Zoopla, PrimeLocation and OnTheMarket. These websites generate around 180 million buyer searches per month. Knowing that 70% of people who are moving home move no more than 20 to 25 miles away as we do, which is why a truly local presence along with our highly search engine optimized (SEO) local website matters in attracting local sellers and buyers alike. We work hard in implementing and maintaining an innovative digital marketing campaigns via social media platforms by using the latest in video marketing techniques to drive targeted visitors to our properties for sale.

Can I List for FREE on your highly optimized website?

Yes that’s true. We have buyers registered via our website and looking for properties exactly like yours, especially throughout Bedfordshire. We offer Free Listing of your property on our locally search engine optimized (SEO) website, providing you the ideal local exposure for your property.  When you join, you are accessing Bedfordshire’s biggest property buyers mailing list.

Do you provide a Premium listing on Rightmove and Zoopla? What is it and does it make a difference?

Yes, we do, it is included in our Ultimate Value Package here. A Rightmove or a Zoopla Premium Listing is an enhanced listing which alters the way your property advert appears on viewers’ initial search results.  Instead of displaying a single image that you would normally expect to see, a premium listing is highlighted and displays a greater number of photos so that it stands out amongst other listings.  By showing off your best interior shots and giving them an idea of the layout immediately, it is a great way to entice viewers to click on your listing.  

Rightmove data reveals that properties with a premium listing receive approximately 45% more people clicking through to view a listing compared to one without and early results on premium listing trials done by Zoopla show 70% more page views on average and twice as many enquiries generated than standard listings.

How long is my property online for when I am selling?

Our standard terms are to market your property for a minimum of 6 or 10 months on and property portals, regardless of payment type.

Must I have an Energy Performance Certificate (EPC), what is it and how long do they last?

An Energy Performance Certificate (or EPC) is a legal requirement for everyone selling their home, although some buildings are exempt from having to have one (e.g. listed buildings). An EPC is required once every ten years, unless you’ve made significant changes such as adding new insulation and replacing radiators, it’s then advisable to redo your EPC as this may improve your rating.

If you’re not sure whether you have a valid EPC, just give us a call on 01234 320 040 and we’ll check for you. If you have a valid EPC, we’ll add it to your property details. If you don’t have an EPC we’ll help you to get one in place.

Will I get a ‘For Sale’ board outside my property? Will I have to pay for one?

For Sale boards are a great way to let the local area know that your house is up for sale. Statistics show that around 80% of people move only several roads away from their current home, so it’s an area you shouldn’t ignore. We provide a for sale board free of charge (including the delivery and erection of the board), however we do understand that not all vendors want one. If you require a replacement board the cost is £60 plus VAT. We also provide a free window sticker or similar as an alternative. If you do not want to have one when signing up to market your property with us there is no obligation to do so.

Is there any additional cost if I decide to change the sale price once online?

There is no charge whatsoever to do so, all that is required is for you to contact your Homelink agent and they will take care of it for you. This can be done at any time during the marketing of your property, however, any price variations are subject to moderation and final approval by Homelink.

What if I change my mind and decide I don’t want to sell?

If you decide not to sell while it’s listed on Homelink, we’ll simply remove it from the property listings sites. Whether you select our ‘Pay Now’ or ’No Sale, No Fee’ packages, this will still be payable, and we do not offer refunds if you decide to cancel your listing. (As regards No Sale, No Fee if a buyer introduced by Homelink completes on a sale then our fixed fee will still be payable upon completion).

Anti-Money Laundering (AML)

What is Anti-Money Laundering? What is it that I am required to do?

AML stands for Anti Money Laundering. To make sure that Homelink is compliant with current regulations, we must undertake an AML check of all our customers. This involves using a third-party provider, Experian, to ensure that the named individuals are not subject to any exclusion lists or sanctions. All you have to do is verify you’re compliant with the Money Laundering Regulations and provide your date of birth. It’s a formality.

What forms of ID do you require?

Homelink can accept the following forms of ID but please note that we cannot accept the same piece of ID as proof of identity and proof of address.

What is a land registry check?

No, this is simply a soft check. You will see it listed on your credit report, but creditors won’t.

Pay Now and Save

What is the difference between paying now and paying upon completion?

With our Online Pay Now Fixed Package you save a considerable amount over our No Sale, No Fee Traditional and Ultimate Value Packages. The main difference is the saving, you save £700 when you choose our Pay Now Online Package (£795) over our Traditional Pay On Completion Package (£1495).

How do I know that my card details are safe and secure?

Your card details are processed by Stripe, a PCI level 1 compliant service provider. Stripe uses secure https for all payments and all card numbers are encrypted for your security and peace of mind

No Sale, No Fee

What is No Sale, No Fee?

When you choose this payment option with our Traditional or Ultimate Value Packages, you won’t pay a penny until your home is sold; full details of No Sale, No Fee please refer to our terms and conditions

How do I pay the fee when due?

Homelink will send an invoice to your solicitors/ conveyancer after your property goes Sold Subject To Contract to be paid on completion. If payment isn’t made on time, we will contact you directly.

What is the meaning of a sole agency?

It means that you won’t be able to use another estate agency to promote your property and that our fee will be payable if we introduce a buyer to you who goes on to purchase your property. Please see the full terms and conditions here in relation to No Sale, No Fee

Can I cancel my No Sale No Fee agreement?

Yes, you can do this during the 14-day cancellation period. For enquiries about cancelling after this period please call Customer Services on 01234 320 040. Please note that after cancellation you will remain liable to pay our fees if you go on to sell your property to a person we introduce to you during the contract period. Under the terms of the No Sale, No Fee agreement you must instruct your conveyancer to pay us out of the completion funds flow when your home is sold

No, if you choose No Sale, No Fee you only pay upon completion of sale.

How long is the sole agency period?

Sixteen (16) weeks. You instruct Homelink to advertise your property on a ‘sole agency basis’ for 16 weeks from the date on which you accept our terms and conditions.

You can cancel our agreement at any time within 14 calendar days from the date on which you accept our terms and conditions (the ‘Cancellation Period’).
Please note that after cancellation you will remain liable to pay our fees if you go on to sell your property to a person we introduce to you during the contract period.
If you breach the terms of the Agreement and we choose to cancel the Agreement, then you will also be liable to pay for the services already provided up to a value of £250 (inclusive of VAT).

Creating your property advert/listing

Who writes and creates my property description?

As soon as you instruct Homelink, your dedicated Homelink agent will arrive at your property, ready to take photographs with a professional DSLR camera, as well as virtual tour pictures using a 360 camera and details about the property and draw up a detailed floor plan. They will then create a professional advert for you using the latest in digital technology, including a full and detailed description. You will then have the chance to review and approve any information or description before we upload and publish your details to go live online across all the portals.

Can I or should I use my own photos and description?

We are happy to use any information or photographs that vendors would like to provide us, provided they are representative of your property, which we will confirm on our property visit to ensure that we comply with the Property Misdescriptions Act.

You can add extra photos in addition to the ones that we take professionally for you. We would only recommend doing this if it adds something more to your listing e.g. if you have a photo of your garden in a different season or you have redecorated a room. Please note: The photos must be in JPEG format, at least 300KB in size and landscape. We recommend a maximum of 20 photos

What classifies as a ‘Reception Room’ and what property features should I mention?

When asked to include the number of reception rooms in your property, this includes any room that isn’t a bedroom, toilet or kitchen. For example, a study or drawing room would be classed as a reception room. For any room to be advertised as a bedroom, it needs to be large enough to accommodate a bed plus furniture. Include your properties stand out features, these are the bullet points which will be displayed at the top of your advert. Please keep them short and to the point, so that they can attract and keep people’s attention. What do you adore about your property? Think about things such as ‘historic features’, or ‘near to station’ or ‘close to park’.

How do I review my advert?

When your Local Homelink Agent has uploaded the photographs, created a 360 virtual tour, descriptions and floor plan – you will receive a message telling you that your advert is ready for approval. Simply press the “Review to Approve Ad” button and go through the simply process on the screen. Once approved your advert will go live instantly across the online portals.

How do I make changes to my listing?

You can make changes to your listing at any time via your client login, provided that any information added is accurate and representative of your property. Before any amendments go live online these will be moderated by the Homelink team.

Viewings, buyers’ feedback and offers

The big question; accompanied viewings or you should show your home?

Most online agents will always say who better to show off your home then you; but what they don’t say straight out is that accompanied viewings will cost extra (from £120 to £300 for a block of viewings), that’s because they have to sub-contract out the service! Here at Homelink we like to think that having both options available at no extra cost to you is safer and much better, also no viewing ever needs to be missed, postponed or cancelled with us.

Unlimited accompanied viewings with Homelink; our Local Agents always arrive at the property early where possible, already familiar with the layout of the property to help facilitate a viewing and answer all questions with you present or not, a professional and friendly face to show them around.

If you do choose to host your own, your Homelink Agent is always on hand to help with tips and advice on how to conduct viewings and how best to present your property.

How does the viewings process work?

Our automated viewings management system can synchronize all three; buyers, sellers and our local agents at the same time using our real-time online booking diaries. Once a viewing has been arranged a text message and email to confirm the booking are sent out, along with the full name and details of each party. In compliance with the data protection act, no contact details will be given to either party without consent.

You can still block out times that you don’t want viewings to happen in your calendar in Your Account. You will be alerted when a viewer requests a timeslot, but we will arrange it with them and then send you a confirmation

Do you vet potential viewers? Do recorded and live Virtual Tours help filter serious buyers?

Yes, we always take viewer contact information and take down details of their chain position and financial arrangements for buying so that we can ensure we have all the necessary information vendors may want to know.

Presenting your property in the right way across all digital media and devices is crucial, simply put; it’s make or break. Even more so, showcasing anytime from any device LIVE one-to-one tours or recorded 360 virtual viewings of the property has proven to save you and us time before moving onto accompanied viewings, helps identify real buyers quickly and speeds up the sale. All three of our packages come free with a 360 Virtual Tour of your property

Yes, we take every potential buyer’s full name, address and contact telephone number prior to any accompanied viewings and during live virtual tours. When a buyer makes an offer on your home, we request two forms of ID and take proof of funds, chain position, and, where required, a mortgage in principle confirmation.

Can I see all of my viewings, feedback and offers?

You will be able to see everything via your client login. You can see as soon as a viewing is booked, feedback provided/requested, or an offer made. We will automatically seek feedback from anyone who has viewed your property. You will be the first person to receive the feedback and advice in terms of what it means for your marketing. With offers, you can accept or reject them, or pass them to us to deal with at no extra cost.

Yes, if they send us any feedback about the viewing we will make sure that we pass it on to you. Only once you’ve confirmed you’re happy for us to do so, we can provide the buyer with your contact details so that they can liaise with you directly.

Who deals with offers and takes care of my property sale progression?

Yes, we undertake the sales negotiations and sales progression, whichever of our services you choose. Your dedicated Homelink Local Agent and our team of expert Property Managers will talk to buyers and negotiate to get you the best price for your property. We’ll advise on offers, and either accept or decline them depending on your decision. You’re always in complete control of how much you want to accept for your home, and have 100% visibility over offers and negotiations as they come in.

What happens when there is an offer on my property?

We will let you know of all offers immediately, regardless of which service you choose. If the price isn’t right, then we’ll do everything we can to negotiate a price you’re happy with.

I don’t have a solicitor to sell my property, can you help?

Yes, we have a conveyancing partner with whom we work with on a regular basis and can offer a fixed fee of £XXX + VAT (and disbursements) per transaction regardless of your property price for their service.

Your computer must have a 486/66-MHz processor or higher (Pentium processor recommended), 16Mb of RAM, a mouse and a modem or Internet connection.
