How does the viewings process work?

Who will show me around the property?

Most online agents will always say who better to show off the home then the vendor; that’s because they have to sub-contract out the service! Our Local Agents always arrive at the property early where possible to meet with you or accompany you there; they are already familiar with the layout of the  property to help facilitate a viewing and answer all questions you may have.

If the vendor chooses to host his own viewing, your Homelink Agent is always on hand to help with any further questions or assistance that you may require.

Will there be someone to assist and guide me at the various stages of the buying process?

How do I make an offer?

Once you have seen a home that you like simply contact us to make an offer. We’ll go through some details with you (if you’re in a chain, information regarding your mortgage etc) and put your offer to the owner straight away.  Some of our vendors prefer to do their own negotiating but we suggest contacting us with the offer first so that we can direct your call appropriately.  

When buying a house what costs can I expect?

When buying a property if you have used a solicitor or conveyancer, you will obviously incur solicitor’s fees and also stamp duty (if applicable).

What is an EPC, and do I need one?

In simple terms, an Energy Performance Certificate (EPC) is a record of the actual and potential energy saving aspects of a particular property.

Since October 2008 it has been compulsory to have a valid Energy Performance Certificates whenever a property is built, rented or sold.

The home will be assessed using the UK’s Standard Assessment Procedure for dwellings. Its performance is rated in terms of energy used per sq metre of floor area, energy efficiency based on fuel costs and environmental impact based on carbon dioxide (CO2) emissions.

The rating measures the energy and carbon emission efficiency of your home using a grade from ‘A’ to ‘G’. An ‘A’ rating is the most efficient, while ‘G’ is the least efficient. The average efficiency grade to date is ‘D’. All homes are measured using the same calculations, so you can compare the energy efficiency of different properties.

The EPC will then be used as evidence of energy performance when the house is put up for sale or rent.

The Energy Assessment

A domestic energy assessment involves an accredited energy assessor collecting data around the home, and putting it into software that calculates an energy report based on the information that is collected. The whole process takes approximately 40 minutes depending on the size and complexity of the property.

What and how much is stamp duty?

Stamp Duty Land Tax (SDLT) is charged on land and property transactions in the UK. The tax is charged at different rates and has different thresholds for different types of property and different values of transaction. The tax rate and payment threshold depends on whether the property is in residential or non-residential use, and whether it is a freehold or leasehold. The % amount of stamp duty paid below only applies to the part of the property price that falls within the band.

  • Up to £125, 000 – Zero
  • Over £125, 000 to £250, 000 – 2%
  • Over £250, 000 to £925, 000 – 5%
  • Over £925, 000 to £1.5 million – 10%
  • Over £1.5 million – 12%
What does ‘No Chain’ mean?

‘No chain’ means that the vendor selling the property will not be making an onward purchase that is related to the sale of their own property.  In practice this usually means the sale is likely to go through more smoothly as there are fewer properties involved in the process.

‘Shared Ownership’ what is it and how does it work?

Shared ownership means that only a portion of the property is owned and can be re-sold by the vendor.  The remaining share will be owned by a housing association who will rent this back to the vendor at what is considered a fair rate, enabling the owner to save for a deposit for a larger property, or buy a greater share of the shared ownership property.

Can I find out what other offers have been made?

As agent, our obligation is to act in the best interests of our vendors and disclosing the offers that other people have made are not in their interest.
